  • Yes. You may use your own architect and builder, or work with our Book & Build program, which connects you to vetted professionals experienced with the Mukta aesthetic and regulatory process. We help with everything—from topographic surveys to permit approvals.

  • Lots are delivered with:

    - Delimited topography
    - Architectural orientation support
    - Guidelines for flora preservation and green space integration

  • Owners are encouraged to begin building within 3 years to maintain property value and community cohesion.

  • If you rent your home as a short-term rental, the following taxes apply:

    • Lodging Tax:
      Typically 3–5% on gross rental income (varies by state)

    • Income Tax:
      Ranges from 0–35%, applied progressively over 10 years
      • Year 1: Often tax-exempt
      • Years 2–10: Progressive scale

    • VAT (IVA): A 16% value-added tax applies to income-generating activities, such as Airbnb rentals, especially if managed by a professional entity.
